The Hua Hin Rent Index

Nobody publishes what Hua Hin actually rents for. Not the portals, not the agents, not the government. Each of them publishes its own adverts and stops there. So we do the thing none of them do: pool every source into one sample and measure it. Median asking rent by size and by area, with the spread beside it so one outlier cannot pass for a market, and a price per square metre wherever the floor area is stated. We also publish how far each source repeats itself, which is the honest answer to how big this market really is. Asking prices are not achieved rents, and we say so.

Hua Hin's real problem is not price, it is the calendar. Owners want European money from November to March and sit empty from April to October, while remote workers and Bangkok renters are flexible about exactly those months. Nobody has put the two calendars on one screen before.
